Let the agent lead the introduction June 18, 2026
An agent-guided tour shows the home and the person presenting it
An agent-guided tour combines property video with an on-camera introduction
from the listing agent. Instead of relying only on music and room footage, the
agent can point out meaningful details and explain what makes the property
distinctive.
Choosing a guided format
Watch: the role of the agent-guided tour
The video compares a conventional cinematic property tour with an
agent-guided format. The central distinction is that buyers see both the home
and the person presenting it.

Realtors, if you are not using agent guided tours, you are completely missing out. Hi, I am Scott Kemp with the Realiant Media Minute and I’m going to tell you why here in just a few short minutes. So an agent guided tour is when we’re doing a video tour of the house, but you are on camera. You are presenting the house. You are showing your personality.
Why would you want to do this? Well, people today, they want to have trust. They want to see real people. They don’t want to just go to a website and see a headshot and a couple blurbs. They want that real connection.
And with social media being where it’s at today, that’s where they’re going to find you.
They’re not going to find you on your website. They’re going to find you on Instagram. They’re going to find you on TikTok. They’re going to find you on YouTube. That’s just the way it is.
It’s like trying to advertise in the yellow pages and wondering why you’re not getting a good return on your investment. It’s because it’s not where it’s at anymore. So these agent guided tours are super, super important because they are not there to sell the house. They are there to sell you and get you your next five gigs, which is what you want. My wife used to be a real estate agent.
I know how important that is to get those referrals to get that next gig.
It’s you live and die by them. So you want them. So why do these work so well? Because social media is where it’s at. We are scrolling.
We are stopping on video. We are watching video and that’s what you want to see. That’s what your potential sellers are going to look for in an agent is that they are getting out there and doing the video work. So we’re going to take a quick look at the first type of video we produce, which is just really the house. It’s got some nice music behind it and some pretty pictures and some photography.
And we’re happy to do this for you if you want it. Let’s just take a quick look. There’s some nice houses. There are some nice camera moves.
We’ve got great exposure. I mean, I’m super proud of something like this. But now we’re going to take a look at an agent-guided tour and how much better that is. Let’s take a look at Marty Fulford selling a listing here and you’re going to see she is selling her house or excuse me, she’s selling her house. She is selling herself almost more than she’s selling a listing.
Let’s take a look at that. “It’s the beauty and the solace of being in the
tranquil country. I’m Marty Fulford, principal broker and owner with Connected
Real Estate Group. Let’s get connected.”
I have the privilege of showing you this fantastic property here in Fulomith, Oregon.
We are on three and a half acres with so much to offer. We have a single level house. We’ve got a bar. So you can see how much more powerful that is than just showing an empty house. We are seeing Marty in action here.
We are seeing her personality. We are seeing how much she loves selling real estate and how incredible that is for her. That’s the kind of person you’re going to want to list a house with. So when sellers are trying to decide who’s going to be their next realtor to sell their house, they are going to see people like Marty on there. They’re going to see people like Tim Riss.
They’re going to see people like Billy Scott.
They’re out there. They’re making those connections through video and social
media, and that can help clients get to know them. So congratulations to those
people doing it. I know there are many more, but relatively few Realtors are
making proper agent-guided tours. You can be one of them too.
You just need to get on camera and do these. I hear so many times, “I don’t
like how I look on camera. I need to lose some weight. I’m not good on camera.”
I’ve heard them all, and we will coach you through it and help you look
comfortable on camera.
And we won’t make you look bad on camera and people want authenticity. They want the real you. They don’t care if you don’t weigh as much as you did in high school. They just want a real person to connect to. So if you’re not afraid to walk up to them on the street and talk to them, you shouldn’t be afraid to do a video and to show yourself there.
It can pay off by helping prospective clients see how you present a property.
So if you’re interested in this, give us a call.
We’d love to talk to you about it. Scott Kemp, Realiant Media Minutes.
